Comment fonctionne l\u2019imp\u00f4t sur la plus-value au Mexique ?<\/strong><\/span><\/h4>\n<p>La plus-value immobili\u00e8re (appel\u00e9e <strong>ISR \u2014 Impuesto Sobre la Renta<\/strong>) est un imp\u00f4t f\u00e9d\u00e9ral pr\u00e9lev\u00e9 lors de la vente d\u2019un bien immobilier.<\/p>\n<p>Elle est calcul\u00e9e et retenue <strong>directement par le notaire<\/strong> au moment de l\u2019acte de vente. Exemption totale pour r\u00e9sidence principale (uniquement r\u00e9sidents fiscaux)<\/strong><\/span><\/h4>\n<p>Il existe une exemption pouvant atteindre <strong>jusqu\u2019\u00e0 700 000 UDIS<\/strong> (environ 4,5\u20135 millions de pesos selon la p\u00e9riode).<\/p>\n<p>Conditions :<\/p>\n<ul>\n<li>\u00eatre <strong>r\u00e9sident fiscal mexicain<\/strong><\/li>\n<li>avoir un <strong>RFC actif<\/strong><\/li>\n<li>prouver que le bien est la <strong>r\u00e9sidence principale<\/strong> (CFE, eau, t\u00e9l\u00e9phone, carte d\u2019identit\u00e9, etc.)<\/li>\n<li>ne pas avoir utilis\u00e9 l\u2019exemption au cours des <strong>trois derni\u00e8res ann\u00e9es<\/strong><\/li>\n<\/ul>\n<p>Les non-r\u00e9sidents <strong>n\u2019y ont pas droit<\/strong>.<\/p>\n<h4>\u00a0<\/h4>\n<h4><span style=\"text-decoration: underline;\"><strong>5 &#8211; Comment r\u00e9duire l\u00e9gitimement l\u2019imp\u00f4t quand on est non-r\u00e9sident ?<\/strong><\/span><\/h4>\n<p>Voici les strat\u00e9gies l\u00e9gales les plus efficaces :<\/p>\n<h4>\u00a0<\/h4>\n<h4><span style=\"text-decoration: underline;\"><strong>5.1. Utiliser le calcul r\u00e9el plut\u00f4t que les 25 % forfaitaires<\/strong><\/span><\/h4>\n<p>C\u2019est souvent la meilleure optimisation. Il faut :<\/p>\n<ul>\n<li>un <em>RFC<\/em> (inscription simple)<\/li>\n<li>les documents d\u2019achat<\/li>\n<li>les factures de travaux (CFDI)<\/li>\n<\/ul>\n<p>M\u00eame sans travaux, le calcul r\u00e9el peut \u00eatre plus avantageux.<\/p>\n<h4>\u00a0<\/h4>\n<h4><span style=\"text-decoration: underline;\"><strong>5.2. Rassembler toutes les factures possibles<\/strong><\/span><\/h4>\n<p>Plus vous avez de d\u00e9penses officiellement prouv\u00e9es, plus le co\u00fbt d\u2019acquisition augmente, et plus la plus-value imposable diminue.<\/p>\n<h4>\u00a0<\/h4>\n<h4><span style=\"text-decoration: underline;\"><strong>5.3. Faire actualiser la valeur d\u2019achat<\/strong><\/span><\/h4>\n<p>L\u2019inflation est prise en compte par le SAT : la valeur fiscale d\u2019origine est r\u00e9\u00e9valu\u00e9e vers le haut, ce qui r\u00e9duit m\u00e9caniquement la plus-value.<\/p>\n<h4>\u00a0<\/h4>\n<h4><span style=\"text-decoration: underline;\"><strong>5.4. Ajouter les commissions d\u2019agence<\/strong><\/span><\/h4>\n<p>Les commissions vers\u00e9es lors de l\u2019achat (si elles ont \u00e9t\u00e9 factur\u00e9es) augmentent le co\u00fbt d\u00e9ductible.<\/p>\n<h4>\u00a0<\/h4>\n<h4><span style=\"text-decoration: underline;\"><strong>5.5.
